Partial tear-down/rebuild and exterior refresh of a 1920s home.

This home is in the perfect location, just a block away from the bustling bar and restaurant drag in lower Fremont - but it had outdated curb appeal, awkward floor plans, a rotting deck, and a moldy roof structure. It's also on a busy street, making road noise penetrate into the home all day. We changed all this by completely transforming the exterior, adding a full second level, constructing a new roof structure, sound proofing the exterior walls, and adding a new balcony. Materials used include Shou Sugi Ban Larch sourced from the Pacific Northwest, naturally hardened and dimensionally stabilized Accoya, RockWool sound-reducing insulation bats and exterior panels, and stainless steel balcony railings. The result is a modern, quiet, earth-quake-safe, and energy efficient Scandinavian home that is the talk of the neighborhood.

1990s kitchen and fireplace lounge rebuild and wall transfers.

This kitchen was built in the 90s and had started falling apart. It was also cramped, had little natural light, and the entrance door was located such that there was no good way to expand work surfaces or cabinetry. We ripped everything down to the studs and joists, built a new wall to close off the poorly located interior entrance door, and removed the wall towards the living room to open up the space, bring in more natural light, and create an open cooking and entertainment area. We also opened up a new floor to ceiling window facing the future outdoor dining deck and changed the shape of the window above the sink to let in more morning light and remove the unattractive view of the neighboring driveway. The owner loves wine, so we integrated temperature-controlled wine storage for 400 bottles into the new solid hardwood Appalachian cherry cabinetry. We sourced a 9x3 foot teak slab and turned it into a custom dining table for 10 guests. The result is a social kitchen + dining + fireplace lounge area with ample work surfaces, plenty of natural light, and a guarantee to keep guests entertained.

1990s bathroom expansion and remodel.

This bathroom was built in the 90s and, like most Seattle bathrooms, wasn't properly waterproofed, leading to mold buildup under the subfloor. It was also cramped, with barely enough space for basic fixtures. We removed the wall coverings, old plumbing and electrical, as well as the subfloor and all materials damaged by water and mold. We then moved two of the walls to create more space. Before installing floor heating, tiling, and custom furniture, we waterproofed the entire floor, plus the walls and ceiling around the new shower and new free standing tub. The result is a spacious and unique modern bathroom with a free standing stone tub, a glass enclosed rain shower, a custom vanity, and spacious linen closet.

Bedroom remodel and construction of a new balcony in the treetops.

This bedroom had squeaky floors and felt un-inspiring. There was no cooling, and heat was generated by an energy-inefficient baseboard heater. Right outside the exterior wall without windows there are two beautiful evergreen tree tops, which you couldn't see. We decided to take out the floors and subfloors and replace them with extra thick plywood sheets and oak flooring glued down with a sound dampening glue and thick cork underlayment. We replaced all the windows, installed a new mini split for individual climate control. We opened up the wall towards the trees, installing a floor to ceiling and a large sliding glass door leading onto a new balcony we built among the treetops. And finally, we built a custom bed frame with integrated storage out of Appalachian cherry.

Build-out of an unfinished basement, adding a new bathroom, laundry, and bedroom

This unfinished basement was only about 200 square feet and the owner wanted to outfit it with a spare bedroom, bathroom, laundry facilities, storage, a work space, and a water heater. Besides the small amount of space, we had to solve to make the space comfortable: The floors in the basement were cold, there was no natural light, no existing plumbing or sewage connections and the electrical panel had no space for new breakers. Additionally there was lots of sound transfer from the level above. We designed a floor plan that comfortably accommodates all the owner's needs. The rebuild started with removal of existing drywall and insulation. Next step was to cut out and dig a sewage trench and space for a sewage sump pump under the concrete slab. From there we started building back up, with our plumbers installing sewage pipes, and our team backfilling the trench and re-pouring the sections of concrete slab we had to remove before digging. We leveled out the concrete subfloors, erected walls for the new floor plan, installed sound proofing and insulation, and then drywalled the whole space. Next, we waterproofed the bathroom floors as well as the walls and ceiling around the new shower, installed floor heating throughout the basement, and tiled the entire floor. In the bathroom we used large concrete-patterned tiles to get a raw and contemprorary feel. In the bedroom, we wanted a warmer and cosier feeling so we used long plank-like tiles that looks just like real wood and closely match the look-and-feel of the Douglas fir wood floors installed upstairs. To finish everything off, we installed a new door towards the outside with a large window to let in natural light, constructed a custom bed frame and headboards, a custom desk/workspace, and installed premium bathroom fixtures and a glass shower enclosure. The result is a super quiet and comfortable bedroom with lots of natural light and an en-suite bath with a stacked washer/dryer and hidden access to the home's water heater and furnace.
